Is ACS a transaction coordinator?
Transaction Coordinator (TC) is a common industry term for transaction support, and it is often the term agents use when searching for this type of service.
ACS uses the term Contract Manager because our role goes beyond simply managing an administrative checklist.
Our Contract Managers know the contracts and provide individualized support based on the requirements, deadlines, documents, and circumstances of each transaction.
What does an ACS Contract Manager do?
An ACS Contract Manager knows the contracts and manages the details, deadlines, documents, and requirements associated with a transaction.
Rather than simply following a checklist, a Contract Manager looks at each transaction individually, considers what is happening now and what needs to happen next, and pays attention to the nuances of the deal.
What makes ACS different from traditional transaction coordination?
ACS is intentionally not a high-volume model.
Each Contract Manager handles a limited number of transactions so they have the time and attention necessary to provide individualized support. The goal isn’t to manage as many transactions as possible. It’s to give each transaction the attention it deserves.
ACS also focuses specifically on the DMV and never outsources Contract Management or Listing Coordination.
Why does ACS limit the number of transactions each Contract Manager handles?

By limiting the number of transactions assigned to each Contract Manager, ACS can provide thoughtful, individualized support rather than treating every transaction as another item on a high-volume checklist.
Buyer Offers & Listing Agreement Paperwork
Can ACS write my buyer offers?
Yes. For buyer offers, your Contract Manager will:
- Prepare buyer agency paperwork whenever you need it
- Prepare the offer
- Collect all signatures
- Present the offer on your behalf
You stay focused on your clients and your negotiations while ACS handles the paperwork. Buyer offer writing is available with Enhanced Contract Management.

Can ACS prepare my listing agreement paperwork?
Yes. For seller listing agreements, your Contract Manager will:
- Draw up the listing agreement
- Meet virtually with your sellers to guide them through the legalese and disclosures
- Prepare your MLS disclosures
- Complete your brokerage compliance requirements
Listing agreement paperwork is available with Enhanced Contract Management. Once the listing agreement is signed, Listing Launch can coordinate getting the property ready for market.
Who writes my offers and listing paperwork?

Why are offer writing and listing paperwork part of Enhanced?
Because writing contracts requires a seasoned, licensed real estate professional, and that is exactly who Enhanced Contract Managers are.
These services are not offered on their own. They come with Enhanced Contract Management, which also includes a comprehensive contract review, a Contract Manager who becomes the primary point of contact, and support Monday through Saturday, 9 AM to 9 PM.
Are there incentives for contract writing?
Yes. ACS offers production incentives specific to contract writing.

Basic vs. Enhanced Contract Management
What's the difference between Basic and Enhanced Contract Management?
Both Basic and Enhanced provide experienced Contract Management and individualized attention. The difference is how much of the transaction ACS manages for you, not the quality of the service.
Basic: You’re in the driver’s seat. Your Contract Manager works alongside you to navigate and assist, managing the administrative and contractual details of the transaction while you remain the primary point of contact.
Enhanced: We drive. Your Contract Manager becomes the primary point of contact and handles the day to day management of the transaction. You stay as involved as you’d like, and you take the wheel when it’s time to negotiate.

Is Basic Contract Management a lower-quality service?
No.
Basic and Enhanced are designed for different levels of involvement, not different levels of care or professionalism.
Both services are handled by experienced Contract Managers who know the contracts, and both are intentionally structured around individualized support, a limited transaction volume, local knowledge, and a team that is never outsourced.
Basic is built for agents who want to stay in the driver’s seat with a skilled Contract Manager alongside them. The primary difference is how much of the transaction ACS manages for you.
Does Basic Contract Management include a contract review?
No. With Basic, you remain responsible for the sales contract, and ACS relies on you and your brokerage’s review process to confirm it is complete and compliant.
If your brokerage has requirements that have not been met, such as missing signatures or initials, ACS can address them when you request it and we have your approval in writing.
Your Contract Manager still manages the administrative and contractual details of the transaction, including key dates, contingencies, communication with the other parties, and closing preparation.
Does Enhanced Contract Management include a contract review?
Yes.
Enhanced includes a comprehensive review of the contract. Your Contract Manager proactively identifies issues and ensures the contract is not voidable.
We also submit everything to your brokerage’s system and handle any broker requests directly, without needing to involve you.
Will I still be involved with Enhanced Contract Management?
Yes, as much as you want to be.
Your Contract Manager becomes the primary point of contact for transaction details, and you are copied on communications. ACS does not want your clients, the other agent, or other parties to feel that you have left the transaction.
Our goal is to step into your shoes for the day to day work, but you can be as involved as you’d like. If you prefer a different level of involvement, we’ll customize our approach around your comfort level. And you always take the wheel when it’s time to negotiate.
What makes Enhanced Contract Management different?
Enhanced Contract Management is designed for agents who want a more hands-off experience.
Enhanced Contract Managers are seasoned, licensed real estate professionals who have sold homes themselves. They have been in the agent’s shoes and understand what it takes to manage a transaction from the perspective of someone who has actually been there.
Depending on the size of your business, Enhanced may include two dedicated Contract Managers, and Enhanced support is available Monday through Saturday, 9 AM to 9 PM.
Your Contract Manager becomes an experienced colleague who can take the operational wheel while you stay connected to your client and step in when it’s time to negotiate.
Enhanced also opens access to buyer offer writing and listing agreement paperwork.
Can I switch between Basic and Enhanced?
ACS does not switch agents back and forth between Basic and Enhanced because each service is structured around a dedicated team and a specific onboarding process.
You can upgrade from Basic to Enhanced, but once upgraded, you remain with Enhanced Contract Management.
Listing Launch
Can I order Listing Launch without Enhanced Contract Management?
Yes.
Listing Launch can be ordered independently and does not require Enhanced Contract Management.
What is Listing Launch?
Listing Launch provides coordination and support for getting a property ready to go to market.
A dedicated Listing Coordinator handles the associated to-dos and logistics so the agent can stay focused on the client and the listing.

Where does ACS provide services?

We can service transactions throughout Washington, DC, the entire states of Maryland and Virginia, as well as surrounding areas when appropriate.
Does ACS outsource its Contract Management?
Never.
ACS does not outsource Contract Management or Listing Coordination.
